The proposals would be contrary, in particular, to policy G5 set out in the
Council's Rural Areas Local Plan and policy H12 set out in the approved
South Oxfordshire Local Plan. Having regard to the small scale
character of the existing property and to the excessive size of the
extension proposed the proposals would not be in keeping with the scale and
appearance of the property and would substantially detract from the small
scale cottage character of the property to the detriment of the visual
amenities of the locality.
