Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of any other development, a soil survey shall be carried out and the results agreed by the Local Planning Authority in consultation with the Environmental Health Department. Reason: In the interests of public health. That any soil identified within the soil survey referred to in condition 3 hereof as being contaminated shall be removed from the site and replaced with clean top soil in accordance with a scheme which shall first have been submitted to the Local Planning Authority and which accords with the levels identified on drawing No 297/SL02. Reason: In the interests of public health. That the existing Yew trees which overhang the site shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to commencement of development. Reason: To safeguard the character of the area. That the parking provision shall be as shown on the deposited drawing, reference 297/SL01 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
