That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That no works shall commence until the existing cellar and garage buildings have been demolished and the materials therefrom removed from the land. Reason: To safeguard the character of the area. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until ventilation details have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until details of the brickwork and stonework surrounding the new window in the front elevation of the building have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory.
