That the plain clay tiles to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the building shall not be occupied until the external walls have been colour washed to match the existing building. Reason: To ensure that the details of the development are satisfactory. That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees which are visually important. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the south east elevation of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly. That notwithstanding the provisions of Article 3 of, and Classes A, B, C, E and F of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995, (or any order revoking or re-enacting that Order) no development within Classes A, B, C, E and F of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities.
