Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed by the Local Planning
Authority, all trees, shrubs and hedges on the land be preserved and
properly maintained and that in the event of any of the trees dying or
being seriously damaged or destroyed, a new tree or equivalent number
of trees, as the case may be, of a species first approved by the Local
Planning Authority, be planted and properly maintained in a position
or positions first approved by the Local Planning Authority.
Reason: To safeguard trees which are visually important.
That the extension hereby permitted shall remain as ancillary to the use
of the existing dwelling as one residential unit and shall not be
occupied separately.
Reason: As the separate occupation of the accommodation would represent
an undesirable sub-division of the property and result in
inadequate standards of amenity and privacy.
That the garage building shall be used only for the purposes specified
in the application and further clarified in the agent's letter
dated 19 June 1996 and shall not be used for any business purposes
whatsoever.
Reason: To protect local amenities.
