Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of
five years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and
Conservation Areas) Act 1990.
That the works shall be carried out strictly in accordance with the
description, plans and specifications contained in the application,
subject to the amendments referred to above, and subject to the conditions
hereby imposed.
Reason: To ensure that the details of the works are satisfactory.
That samples of all materials to be used in the external construction and
finishes of the development hereby permitted shall be submitted to and
approved in writing by the Local Planning Authority before the
development is commenced.
Reason: To safeguard the character of the area.
That cast iron rainwater goods shall be used for any alterations to the
existing buildings.
Reason: To ensure that the details of the works are satisfactory.
That works shall not begin until a detailed specification of the type,
design and external finish of all windows, gates and external doors
has been submitted to and approved in writing by the Local Planning
Authority.
Reason: To ensure that the details of the works are satisfactory.
That prior to the commencement of the works hereby approved, full
working drawings including details of all photovoltaic and solar cells
shall be submitted to and approved in writing by the Local Planning
Authority.
Reason: To ensure that the details of the works is satisfactory.
No works shall commence on site until the applicant has been
responsible for organising an archaeological watching brief, to be
maintained during the period of construction/ground works affecting
below ground archaeological deposits and the historic fabric of the
building. The watching brief shall be carried out in accordance with
a written specification and by a professional archaeological
organisation that has first been agreed in writing by the Local
Planning Authority.
Reason: To safeguard the recording and inspection of matters of
archaeological importance on the site and the identification
and recording of features of historic and/or archaeological
interest associated with the fabric of the building.
