Conditions / Refusal Reasons
That approval of the details of the design and external appearance of the
building(s) and the landscaping of the site (hereinafter called "the
reserved matters") shall be obtained from the Local Planning Authority.
Reason: As the application is not accompanied by details of these
matters.
That application for approval of the reserved matters shall be made to the
Local Planning Authority before the expiration of three years from the
date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the development to which this permission relates shall be begun not
later than whichever is the later of the following dates:
(a) the expiration of five years from the date of this permission; or
(b) the expiration of two years from the final approval of the reserved
matters, or, in the case of approval on different dates, the final
approval of the last such matter to be approved.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a schedule of
materials and finishes for the external walls and roofs of the buildings.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
That a detailed scheme of all surface water drainage works shall be
submitted to and approved by the Local Planning Authority in writing
before any development commences. The scheme shall make provision for
surface water from roads and vehicle parking areas to be discharged
via deep seal trapped gullies.
Reason: In the interests of public health and to avoid pollution.
That no development shall commence until all existing buildings within the
site have been demolished and the materials therefrom removed from the
land.
Reason: To safeguard the character of the area.
That the overall height of the buildings shall not exceed 4 metres above
ground level.
Reason: To safeguard the privacy and residential amenity of occupiers of
the adjoining property and to ensure that the site is not
overdeveloped.
That the maximum gross external floorspace shall not exceed 2655sq
metres.
Reason: In the interest of highway safety and convenience, to protect local
amenities and to ensure that the site is not overdeveloped.
That the whole of the roads and footpaths, all surface water drainage works
and car and lorry parking and servicing shall be laid out and constructed
strictly in accordance with a specification to be agreed with and in all
respects to the satisfaction of, the Local Planning Authority.
Reason: In the interest of highway safety and convenience.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, the treatment of the access road and hardstandings,
and the provision of boundary fencing and screen walling shall be
submitted to and approved in writing by the Local Planning Authority
prior to the commencement of the development hereby permitted. The
scheme shall be implemented as approved within 12 months of the
commencement of the approved development and thereafter be maintained in
accordance with the approved scheme to the complete satisfaction of the
Local Planning Authority. In the event of any of the trees or shrubs so
planted dying or being seriously damaged or destroyed within 3 years of
the completion of the development, a new tree or shrub or equivalent
number of trees or shrubs, as the case may be, of a species first
approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That the use of the buildings shall be limited to the uses defined in
Class B1 of the Schedule of the Town and Country Planning (Use Classes)
Order 1987 together with ancillary offices and for no other purposes
whatsoever.
Reason: To safeguard the character of the area.
