Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the roof shall be submitted
to and approved in writing by the Local Planning Authority before any
development commences.
Reason: To ensure that the details of the development are satisfactory.
That the external walls shall be constructed with natural stone a sample
of which shall first have been submitted to and approved in writing by
the Local Planning Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory.
That the natural stone to be used for the new walls shall be laid in
regular courses and pointed using a traditional lime mortar mix, in the
same manner as the natural stone which has been used in the construction of
the existing walls.
Reason: To ensure that the details of the development are satisfactory.
That all new rainwater goods shall be of the same colour and type as those
used on the existing building, unless otherwise agreed in writing with the
Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That the parking provision shall be as shown on the deposited drawing,
reference 9602.3a all constructed, surfaced and laid out, retained and
maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That at all times visibility at a height of 1 metre above the level of
the adjoining highway and above be maintained and not obstructed in any
way across the land edged green on attached plan reference P96/N0170/(A).
Reason: In the interests of highway safety and convenience.
