Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health. That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the natural stone to be used in the construction shall be laid with a traditional lime mortar. Reason: To ensure that the details of the development are satisfactory. That the west elevation of the building hereby approved shall be constructed of natural stone salvaged from the existing building on the site or a similar type of natural stone. Reason: To ensure that the details of the development are satisfactory. That no development shall commence until all existing buildings within the site have been demolished and the materials therefrom removed from the land. Reason: To safeguard the character of the area. That the parking provision shall be as shown on the deposited drawing, reference 1210/2/A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That details of all extract flues shall be submitted to and agreed in writing by the Local Planning Authority before the commencement of any development. Reason: To ensure that the details of the development are satisfactory. That the open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage, industrial or other business use shall take place other than inside the building. Reason: To protect local amenities. That the internal oven shall only be used between the hours of 8 a.m. to 6 p.m. Mondays to Fridays and 8 a.m. to 1 p.m. on Saturdays, and shall not be used outside these hours, nor on Sundays or Bank Holidays. Reason: To ensure that the development is not unneighbourly.
