Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That parking spaces for two cars shall be formed within the site prior to the first occupation of the dwelling and shall be so retained. Reaspon: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That prior to the first occupation of the dwelling, the driveway shall be surfaced in accordance with the details shown on plan reference 96/HOD/11. Reason: To ensure that the details of the development are satisfactory. That the existing wall on the eastern boundary (between the new dwelling and "Brookway") shall be retained at a height of not less than three metres. Reason: To protect local amenities.
