Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory. That a sample of the brick to be used for the chimney shall be submitted to and approved by the Local Planning Authority in writing before any works commence. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That the shiplap boards shall be dark stained. Reason: To ensure that the details of the works are satisfactory. That prior to the commencement of the works hereby approved, the two existing porches on the front elevation of the cottage shall be removed and the materials therefrom removed from the land. Reason: To safeguard the character of the area. That prior to the commencement of the works hereby approved, a scheme for the removal of the internal kitchen wall shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That prior to the commencement of the works the applicant will be responsible for arranging for a record to be made of the stables and the copper adjacent to the chimney stack in the cottage. This should be undertaken by an archaeologist/building recorder or organisation with acknowledged experience in the recording of standing buildings and be presented in a form which is acceptable and agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area.
