Description
Construction of new meeting hall, bar, kitchen, etc for community use and volunteer workers flat (As amended by Drawing No.750/01B accompanying Agents letter dated 12 March 1996).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a schedule of
materials and finishes for the external walls and roofs of the buildings.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, external doors and
rainwater goods has been submitted to and approved in writing by the
Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs and the treatment of the access road and
hardstandings, shall be submitted to and approved in writing by the
Local Planning Authority prior to the commencement of the development
hereby permitted. The scheme shall be implemented as approved within
12 months of the commencement of the approved development and thereafter
be maintained in accordance with the approved scheme to the complete
satisfaction of the Local Planning Authority. In the event of any of
the trees or shrubs so planted dying or being seriously damaged or
destroyed within 3 years of the completion of the development, a new
tree or shrub or equivalent number of trees or shrubs, as the case may
be, of a species first approved by the Local Planning Authority, be
planted and properly maintained in a position or positions first approved
by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That no development shall take place within the application area until the
applicant has been responsible for implementing a programme of
archaeological work in accordance with a written scheme of investigation
supplied by the applicant and acceptable to the local authority. The work
shall be carried out by a professional archaeological organisation
acceptable to the local authority.
Reason: That the development may affect site of archaeological interest.
That no part of the building shall be occupied until space has been laid
out within the site for car parking, for the loading and unloading of goods
and service vehicles and for vehicles to turn so that they may enter and
leave the site in forward gear, in accordance with Plan Reference 750 01 B
accompanying the application and such areas shall not thereafter be used
for any purpose other than that for which they are provided.
Reason: To comply with the Local Planning Authority's vehicle parking
standards to protect local amenities.
That the open areas surrounding the building as shown on Drawing
750 01 B shall be used for parking of vehicles, loading, unloading,
manoeuvring and amenity/landscaping purposes only and no storage,
industrial or other business use shall take place other than inside the
building.
Reason: To protect local amenities.
That the building shall be used only for the purpose specified in the
application and for no other purpose whatsoever.
Reason: To protect local amenities.
That at least twenty-eight days written notice of the intended date of
commencement of work at the site shall be given to :-

and, for the purposes of this condition, confirmation that such notice
has been given shall be given, in writing, to the District Council, and
all reasonable facilities shall be given to the Oxford Archaeological Unit
or its agents to enable them to carry out appropriate excavations and
investigations at the site and to make such archaeological records as
may be practicable during the course of work on the site.
Reason: As the site is of archaeological importance.
That development shall not begin until a detailed specification of the
type, design and external appearance of all rooflights has been submitted
to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
