That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That all planting, seeding or turfing comprised in the landscaping details approved under planning permission reference P94/N0095 shall be carried out in the first planting and seeding season following the occupation of the building; any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help assimilate the development into its surroundings. That prior to the first use of the conservatory hereby approved, a 1.8 metre high wall or close boarded fence shall be erected on the south eastern boundary with plot 3, adjacent to and extending for the length of the conservatory. The wall or fence shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory.
