That the development would be contrary to policies of the adopted Rural
Areas Local Plan and the approved South Oxfordshire Local Plan which state
that (Policy Con 7 RALP and SOLP) proposals for development which would
adversely affect the setting of a Listed Building would normally be
resisted. The garden area serving Chestnuts forms an integral part of the
this building's setting and its subdivision to accommodate a modern
bungalow would substantially reduce this garden area to the detriment of
the setting of this building which is included on the Statutory List of
Buildings of Special Architectural or Historic Interest (Grade II).
That the development would be contrary to policies of the adopted Rural
Areas Local Plan and the approved South Oxfordshire Local Plan which state
that (Policies Con 1 Rural Areas Local Plan and Con 8 South Oxfordshire
Local Plan) the Council will use all their powers to ensure that the
character of individual Conservation Areas is preserved and enhanced and
(Policies Con 2 Rural Areas Local Plan and Con 10 South Oxfordshire Local
Plan) that within Conservation Areas the Council will require the design
and scale of new works to be in sympathy with the established character of
the area. Having regard to the importance of this site on the southern
approach to the village the introduction of a third bungalow would increase
the suburbanisation of this part of the village detracting from the
attractive and historic character of the South Moreton Conservation Area.
