Change of use from storage of vehicles and office to storage of books and display materials with ancillary office and workshop. (As amended by plans accompanying letter dated 10 May 1995 by plans received on 21 July 1995 and by plans accompanying letter dated 12 April 1996 all received from the applicant). (Retrospective).
Conditions / Refusal Reasons
That at the expiration of three years from the date of this permission,
the use specified in the application shall be discontinued unless a
fresh application shall have been submitted to and approved by the
Local Planning Authority.
Reason: In order that the effect of the development upon the amenities
of the neighbouring area can be assessed during this period,
and that any future application can be decided on this assessment.
That the building shall be used only for the purposes specified in the
application for the storage of books and display equipment with ancillary
office and workshop and for no other purpose whatsoever.
Reason: To protect local amenities.
That the open areas outside the building shall be used for the parking of
vehicles, access, manoeuvring, loading and unloading purposes only. No
storage, industrial or other business use shall take place other than
inside the building.
Reason: To protect local amenities.
That the vehicular access to the land shall be formed, laid out and
constructed strictly in accordance with the plans accompanying the letter
dated 12 April 1996 received from the applicant within three months of
the date of this permission.
Reason: In the interest of highway safety and convenience.
That the existing vehicular access be not used and be closed following the
first use of the access referred to in condition 4 above.
Reason: In the interest of highway safety and convenience.
That a scheme for the landscaping of the site including the planting of
live trees and shrubs, the treatment of the access and hardstanding and
the closure of the existing vehicular access shall be submitted to and
approved in writing by the Local Planning Authority. The scheme shall be
implemented as approved within three months of the date of this permission
and thereafter be maintained in accordance with the approved scheme to the
complete satisfaction of the Local Planning Authority. In the event of any
of the trees or shrubs so planted dying or being seriously damaged or
destroyed within 3 years of the completion of the development, a new tree
or shrub or equivalent number of trees or shrubs, as the case may be, of a
species first approved by the Local Planning Authority, be planted and
properly maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To help to assimilate the development into its surroundings.
