That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a scheme of
landscaping, which shall include grading out the retaining embankment on
the eastern perimeter of the lagoon to merge and feather into the
existing field levels/gradients and the provision of a stockproof fenced
hawthorn hedge along this boundary. All planting, seeding or turfing
comprised in the approved landscaping scheme shall be carried out in the
first planting and seeding seasons following the first use of the lagoon
or the completion of the development, whichever is the sooner; and any
trees or plants which within a period of 5 years from the completion of the
development die, are removed or become seriously damaged or diseased
shall be replaced in the next planting season with others of similar
size and species, unless the Local Planning Authority gives written
consent to any variation.
Reason: To protect local amenities and to help to assimilate the
development into its surroundings.
