That, having regard to its form, scale and bulk and to its inappropriate glazed link to the existing building, the proposed two-storey extension would result in an unsympathetic and incongruous form of development which would detract from the character and appearance of Chartersfield Lodge which is a Grade 2 listed building and be detrimental to the visual amenity of the area which lies within the Chilterns Area of Outstanding Natural Beauty. The development would, therefore, be contrary to the provisions of the Council's adopted Rural Areas Local Plan (particularly policies CON 8 and CON 9) and approved South Oxfordshire Local Plan (particularly policy CON 6).
