Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a schedule of
materials and finishes for the external walls and roofs of the buildings.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, external doors and
rainwater goods has been submitted to and approved in writing by the
Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That the joinery for the ground floor windows and first floor dormer
windows shall be painted white prior to the first occupation of the
dwelling hereby permitted.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That notwithstanding the representations on drawing No. 9401/P23 Rev.C the
car parking and access driveway to Barns 1 and 2 shall be formed and laid
out in accordance with a detailed scheme which shall first have been
submitted to and approved in writing by the Local Planning Authority prior
to the commencement of any other development.
Reason: To safeguard the architectural and historic character and
appearance of the listed building and the amenity of the area and
to ensure that the details of the development are satisfactory.
That except insofar as may be necessary to allow for the construction
of the means of access, a new boundary wall shall be constructed of
facing bricks a sample of which shall first have been submitted to and
approved by the Local Planning Authority, to a height of 2 metres along the
whole of the higway (western) boundary of the land prior to the first
occupation of the dwelling hereby permitted, and that such wall shall
thereafter be retained and maintained in a proper state of repair.
Reason: To ensure that the development is not unneighbourly.
That the detailed parking and access driveway scheme referred to in
condition 6 hereof shall include full details of all screen walls/fences
within and around the site.
Reason: To comply with the Local Planning Authority's approved standards.
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
