Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of
five years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and
Conservation Areas) Act 1990.
That before any work is undertaken in pursuance of this consent, such
steps shall be taken and such works shall be carried out to secure the
safety and stability of the building during the alterations, and to
provide protection for the building against the weather during the
progress of the works.
Reason: To secure the safety and protection of the listed building.
That those parts of the external walls to be raised shall be so raised
using facing bricks of the same colour, type and texture as those used
in the construction of the external walls of the existing extension.
Reason: To ensure that the details of the works are satisfactory.
That the tiles on the roof of the existing extension shall be saved and
reused for the rebuilt roof and new dormers hereby permitted unless
otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the details of the works are satisfactory.
That works shall not begin until a detailed specification of the
type, design and external finish of all windows, external doors and
rainwater goods has been submitted to and approved in writing by the
Local Planning Authority.
Reason: To ensure that the details of the works are satisfactory.
That the details required by virtue of condition 5 hereof shall include
a detailed specification for the replacement bay window.
Reason: To ensure that the details of the works are satisfactory.
That the existing cottage shall be rethatched with a flush ridge in
accordance with a scheme which shall first have been submitted to and
approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the works are satisfactory.
