Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved by the Local Planning Authority in writing before any works commence. Reason: To ensure that the details of the works are satisfactory. That the natural stone to be used in the construction shall be of the same colour, type and texture and shall be laid and pointed using a traditional lime mortar mix in the same manner as the natural stone which has been used in the construction of the existing walls. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory. That no works shall commence on site until the applicant has been responsible for organising an archaeological watching-brief, to be maintained during the period of construction/during any ground works taking place on the site. The watching-brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that is acceptable to the Local Planning Authority. Reason: As the site is of archaeological importance. That prior to the commencement of any of the works hereby permitted a scheme of recording all parts of the existing building to be altered in accordance with the permitted works shall be submitted to and approved in writing by the Local Planning Authority. Reason: As the building is of archaeological importance. That any steel ties which may need to be used in the restoration of the building shall be constructed in accordance with a detailed scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That no works shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme for the provision of any external flues pipes or extractors which may need to be inserted in the walls or roofs of the building. Reason: To ensure that the details of the works are satisfactory.
