Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved by the Local Planning Authority in
writing before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That the natural stone to be used in the construction shall be of the
same colour, type and texture and shall be laid and pointed using a
traditional lime mortar mix in the same manner as the natural stone which
has been used in the construction of the existing walls.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows and external doors has
been submitted to and approved in writing by the Local Planning
Authority.
Reason: To ensure that the details of the development are satisfactory.
That all rainwater goods shall be constructed of cast iron.
Reason: To ensure that the details of the development are satisfactory.
That the extension hereby permitted shall remain as ancillary to the use
of the existing dwelling as one residential unit and shall not be
occupied separately.
Reason: As the separate occupation of the accommodation would represent
an undesirable sub-division of the property and result in
inadequate standards of amenity and privacy.
That no development shall commence on site until the applicant has been
responsible for organising an archaeological watching-brief, to be
maintained during the period of construction/during any ground works
taking place on the site. The watching-brief shall be carried out in
accordance with a written specification and by a professional
archaeological organisation that is acceptable to the Local Planning
Authority.
Reason: As the site is of archaeological importance.
