The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 11609-EPR-03-GF-DR-A-TP-0402 Rev P01, 11609-EPR-03-GF-DR-A-TP-0400 Rev P02, 11609-EPR-03-GF-DR-A-TP-0401 Rev P05, 11609-EPR-03-GF-DR-A-TP-0300 Rev P02, 11609-EPR-00-GF-DR-A-TP-0200 Rev P02, 11609-EPR-03-GF-DR-A-TP-0500 Rev P03, 11609-EPR-03-GF-DR-A-TP-0501 Rev P03, 11609-EPR-00-GF-DR-A-TP-0201 Rev P03 and 11609-EPR-03-GF-DR-A-TP-0301 Rev P04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby approved shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development and to safeguard the special architectural interest, historic fabric and setting of listed buildings in accordance with Policies DES, DES2 and ENV7 of the South Oxfordshire Local Plan 2035.

The garden pond should be subject to a thorough search by a suitably qualified ecologist prior to any activities onsite. The ecologist should check for the presence of any amphibians, and if any breeding activity is identified then the pond should not be drained. Should common toad or great crested newt be identified, no works should occur and the pond should remain in-situ until a suitable mitigation strategy is agreed in writing by the Local Planning Authority. Any pond draining (in the absence of protected species) should occur only under the supervision of the ecologist and as per the precautionary method statement contained within the Response to Ecology Comments document dated 8 February 2024 submitted with the application in all respects. Should protected species or breeding activity be identified, a compensatory pond should be created to allow for continuation of the habitat, prior to the removal of the garden pond; and a translocation strategy should be agreed in writing by the Local Planning Authority. Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.

A check of any vegetation (trees, shrubs, scrub) should be undertaken by a suitably qualified ecologist no later than 48 hours prior to vegetation clearance activities mobilising; to check for the presence of breeding birds and active nests. Should active nests be identified, activities must cease and a suitable protective buffer put in place until the chicks have fledged, under direction from the ecologist. Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
