Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 232153-105A, 232153-109A, 232153-104A, 232153-108A, 232153-103A, 232153-107A, 232153-00A, LOC-001, 232153-106A and 232153-110A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Other than expressly requested by condition 4 of this consent the works hereby permitted shall only be constructed in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Details in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority : a. upon completion of the structural works, a description by annotated plan or written schedule outlining the original timber construction and stairs of the building that were retained following structural assessment and those which have been replaced. b. before the relevant part of the work has begun materials to be used to re-roof the property to be submitted via manufacturers details or photographic sample. Thereafter the works shall be carried out in accordance with the approved details unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
