Conditions / Refusal Reasons
That, particularly having regard to its depth and location on the shared boundary with the adjoining property, No. 39 Wilding Road, the proposed extension would have an overbearing and oppressive impact upon the occupants of that adjoining property by reducing levels of daylight and residential amenity, contrary to Policy DES6 of the South Oxfordshire Local Plan 2023 and to advice contained within the South Oxfordshire Design Guide.

That, particularly having regard to its depth which would be longer than the depth of the original dwelling the resulting footprint of the extension would not be subservient and would be poor design that is out of keeping with the built grain of the area, contrary to Policies DES1 and DES2 of the South Oxfordshire Local Plan 2023 and to advice contained within the South Oxfordshire Design Guide.
