The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Prior to the commencement of the relevant part of the works hereby approved, full details of 4 x bat access tiles (including specification, and positions), shall be submitted to and approved in writing by the local planning authority. Thereafter, the development shall be implemented in accordance with the approved details and all features provided prior to first use.
Reason: To secure biodiversity enhancements onsite, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035 and paragraphs 174 and 180 of the NPPF.
2 x roof line access tiles and 2 x ridge line access points shall be implemented in accordance with the recommendations of Figures 3, 4 and 5 of the Bat Survey report, GC Ecology, 11th October 2023, submitted with the application. All ecological mitigation and enhancement features shall be delivered on site prior to first use and retained as such thereafter. Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
The works hereby permitted shall only be complete in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority.
Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the works/development in accordance with policies ENV6, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.
