That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, COMP 001, 201010-111, 201010-03, 201010-110 and 37254-2, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P23/S4246/DIS, P24/S0816/DIS

Unless an alternative timescale has first been approved in writing by the Local Planning Authority, the section of earth bund adjacent to the eastern site boundary shall be removed from the land within 3 months of the date of this permission in accordance with a method statement first agreed in writing by the Local Planning Authority. For the avoidance of doubt, the Council recommends that the following mitigation measures are incorporated in the method statement: 1. The bund shall be carefully pulled away from the tree stems using hand tools making sure that damage to the bark is avoided . 2. The stems of each of the trees shall then be appropriately protected with a suitable material (such as bamboo, planks or a proprietary product) 3. Any mini digger shall be used in a controlled method, starting from Bolney Lane, avoiding damage to the tree stems and overhanging branches excavate bund back to former ground levels. 4. To avoid causing soil compaction, the digger will need to be positioned on appropriate load bearing surface such as inter-linked ground protection matts. 5. To improve the rooting environment, once the bund has been removed, the strip should be mulched using an organic material such as well-composted wood chip. The depth of the mulch should not extend above 100mm. The mulch material should be kept away from direct contact with the bark or stem. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

A hedge of a species to be first agreed in writing with the Local Planning Authority shall be planted adjacent to the access drive within the next available planting season following the grant of planning permission. Any plant which may die or be seriously damaged or destroyed within 5 years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.

The development hereby permitted shall be used only in connection with the keeping of horses for the private leisure purposes of the owner / occupier of Woodlands House and shall not be used for any commercial activity, including hiring, livery or tuition. Reason: As a commercial use of the site could result in adverse impacts upon the landscape character of the area, the amenity of the neighbouring properties, pedestrian and highway safety, in accordance with Policies DES1, DES2, DES5, ENV1, ENV12 and TRANS5 of the South Oxfordshire Local Plan 2035.
