Conditions / Refusal Reasons
The design, scale, bulk and height of the proposed extension would result in a discordant development that is not subordinate to the existing bungalow and harmful to its established character and appearance. The proposal would result in an extension which would be higher than the existing ridgeline and have a mass and overall size and bulk that would amount to a disproportionate addition over and above the size of the original bungalow. It would, therefore, not comply with green belt policy and is by definition harmful and is contrary to Policies START6, DES1 and DES2, paragraphs 147 and 149 (c) of the National Planning Policy Framework, and the Joint South and Vale Design Guide 2022.
