Conditions / Refusal Reasons
Having regard to their excessive size and bulk, the proposed rear dormers would be unduly dominant, overly bulky and incongruous features on the rear elevation of the property and as such, would detract from the character of the building and the area and would be contrary to development plan policies and government guidance relating to good design. Whilst the dormers would have limited visibility from public vantage points, they do not meet the high test to conserve and enhance the landscape and scenic beauty of the AONB required by paragraph 176 of the NPPF. Furthermore, the proposal is contrary to Policies DES1, DES2 and H20 of the adopted South Oxfordshire Local Plan 2035 and the advice in the Joint Design Guide.
