Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, A-P-105-P2, A-P-100-P8, A-E-101-P4, A-E-100-P4, P23-1002-100-C5, P23-1002-102-C5, A-P-300 P3, A-P-200 P4, HTS-TCP-04C and HTS-TPP-01C, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development shall be carried out in accordance with all tree protection details as per the Arboricultural Method Statement version 4: dated December 2023 and Engineering layout drawing Ref: P23- 1002-100 (as approved) and also in accordance with the submitted Tree Protection Plan HTS-TPP-01C. The tree protection measures shall be put in place prior to the commencement of any on site works including demolition and associated ground works. Thereafter all tree protection measures shall be retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

The development shall be implemented in accordance with the recommendations set out in section 5 of the supporting preliminary ecological appraisal. Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
