Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 30-6 P1, 20-5 P1, 20-6 P1, 20-2 P1, 20-3 P1, 20-4 P1, 30-1 P1, 30-2 P1, 30-3 P1, 30-4 P1, 20-7 P1, 20-1 P1 and 30-5 P2, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

No development above slab level shall take place until a photographic schedule of all materials to be used in the external construction and finishes of the development hereby permitted has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

The relevant works shall not commence until the following details have been submitted to and approved in writing by the Local Planning Authority: a. 1:20 joinery details or manufacturers specification for new windows and doors b. Details of proposed floor replacement and/or insulation c. Works to use materials compatible with the traditional construction of the building Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

No development shall commence until a detailed record/implementation of a scheme of recording of the apple store building has been submitted to and approved in writing by the Local Planning Authority. This must be carried out by a building recording consultant or organisation in line with a Level 2 Record as per the principles set out in the Historic England document Understanding Historic Buildings; A Guide to Good Recording Practice (2016) including section and photographs Reason: As the building is of historic importance in accordance with Policy ENV6 of the South Oxfordshire Local Plan 2035.

The proposed works shall be in accordance with the approved heritage statement submitted by Johnston Cave Associates unless otherwise agreed in writing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
