Conditions / Refusal Reasons
Having regard to the form, height, scale and design of the proposed extensions, the proposal would result in an incongruous and discordant addition, which would detract from the character and appearance of the existing dwelling and the wider built form. As such, the proposal would be contrary to Policies DES1, DES2, and H20 of the South Oxfordshire Local Plan 2035, Policy SD3 of the Henley and Harpsden Neighbourhood Plan, and advice contained within the Joint Design Guide 2022 and the National Planning Policy Framework.

The proposed development, due to its siting, design, height, size, bulk and massing, would have an overbearing effect on and cause loss of light to the neighbouring property at 169 Greys Road. Therefore, the proposal would be detrimental to the amenities of the occupiers of the adjoining residential property and the proposal would be contrary to Policy DES6 of the South Oxfordshire Local Plan 2035, the National Planning Policy Framework and advice contained within the Joint Design Guide 2022.
