Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BHD-0134-E200, BHD-0134-E201, BHD-0134-P200 and BHD-0134-P201, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The external materials to be used for the cheeks, face and roof of the dormer window(s) and joinery details (type, design and finish) hereby permitted shall match the materials used on the host building, unless otherwise first submitted to and approved in writing by the Local Planning Authority Reason: In the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

The rooflight hereby approved shall be set flush with the plane of the roof in which they it is to be inserted. Reason: In the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
