Conditions / Refusal Reasons
This permission shall expire on 25 October 2025 and the building hereby permitted and all associated materials and underground services shall be removed from the land by the expiry date of this permission. Reason: In view of the temporary nature of the development and the effect on the local environment and wildlife in accordance with Policies DES1, DES2, ENV1, ENV2 and ENV6 of the South Oxfordshire Local Plan 2035.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans except as controlled or modified by conditions of this permission. Upon removal of the building and associated materials the landscaping scheme as shown on the approved plans permitted under reference P18/S0014/DIS and P14/S2176/FUL shall be implemented in the first available planting season and shall thereafter be maintained in accordance with the approved scheme. In the event of any of the soft landscaping so planted dying or being seriously damaged or destroyed within 5 years of the 25 October 2025, replacement planting, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, ENV2, DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Prior to the removal of the temporary suite and reinstatement of the land, a badger method statement (informed by an updated badger survey) shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the building shall be removed and the land reinstated in accordance with the approved details. Reason: To ensure the works that take place in that area are implemented sensitively to protect the important species on the site, in accordance with Policy ENV2 of the South Oxfordshire Local Plan 2035.

The building shall only be open for use between the hours of 10:00 and 17:00. Reason: To protect the appearance of the area, the environment and wildlife and local residents from light pollution in accordance with Policies ENV1, ENV2, ENV3 and ENV12 of the South Oxfordshire Local Plan 2035.

There shall be no external lighting on the building. Reason: To protect the appearance of the area, the environment and wildlife and local residents from light pollution in accordance with Policies ENV1, ENV2, ENV3 and ENV12 of the South Oxfordshire Local Plan 2035.
