The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The detailed scheme shall confirm the intended installation of the mitigation measures outlined in the Assessment of plant noise' (ref. 7841, Rev.0), dated 24th May 2023. Technical details of the scheme shall include how the mitigation measures to be implemented will address any potential noise issues and include details of maintenance schedules to be followed to ensure noise issues will be avoided in the future. The development shall thereafter be carried out and operated in accordance with the approved details.
Reason: To ensure that the development is not unneighbourly in accordance with Policies DP23 and DP25 of the adopted Local Plan 2031 Part 2.
Prior to the first occupation of the building to which this application relates, and following installation of associated noise mitigation, as detailed in section 6.0 of the 'Assessment of plant noise' (ref. 7841, Rev.0), dated 24th May 2023, noise testing shall be carried out to establish noise levels recorded from outside the identified residential receptors are below noise thresholds identified in section 5.2, Table 3, of this report, and that a written noise verification report, detailing obtained results, shall be submitted to the Local Planning Authority for approval. In the event that noise levels exceed the identified thresholds, use of the development shall not commence until an updated noise mitigation scheme has been submitted to and approved by Local Planning Authority and thereafter implemented.
Reason: To ensure that the development is not unneighbourly in accordance with Policies DP23 and DP25 of the adopted Local Plan 2031 Part 2.
