Description
Variation of condition 2 (Approved plans) on planning application P15/S2166/RM and P17/S4297/FUL-To vary the approved plans in order to regularise / retain as built the re-siting of the previously approved allotment building and permissive footpath. The permissive footpath location has been amended from that previously approved to minimise disruption to fauna and flora / avoid the most undergrowth and to also avoid taking the path into the areas that have been known to flood from the stream. The allotment building has been relocated from the previously approved location in order to avoid the HV electric cables. Approval of Reserved Matters for residential development of 175 dwellings, including, affordable housing, vehicular access including emergency access, pedestrian/cycle link, landscaping, play space and other open space including allotments, surface water attenuation and ancillary works.

Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The development hereby permitted shall be constructed in accordance with the materials as required by Condition 3 of P15/S2166/RM and approved under P20/S0010/DIS on 12 February 2020.
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, H3, H4, DES1 , DES2, and DES7 of the South Oxfordshire Local Plan 2035.
The development hereby permitted shall be constructed in accordance with the details as required by Condition 4 of P15/S2166/RM and approved under P16/S2538/DIS on 11 May 2017.
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, H3, H4, DES1 , DES2, and DES7 of the South Oxfordshire Local Plan 2035.
Prior to the occupation of the development, the parking areas shall be provided in accordance with the submitted plan Drawing 14.073.100 Rev 20 and shall be constructed, laid out, surfaced, drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times.
Reason: in the interest of highway safety and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
The garages hereby approved shall be retained as such and shall not be adapted for living purposes without the prior written permission of the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policy TRANS5 Of the South Oxfordshire Local Plan 2035.
The development hereby permitted shall be carried out in accordance with the Construction Method Statement required under condition 7 of P15/S2166/RM and approved under P16/S2538/DIS on 11 May 2017.
Reason: In the interests of residential amenity and highway safety in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035
In connection with the implementation of this permission no construction works shall take place outside the hours of 8:00am to 18:00 Mondays to Fridays and 8:00 to 13:00 on Saturdays. Works shall not take place at all on Sundays or Bank Holidays.
Reason: To protect the occupants of nearby residential properties from noise and dust disturbance during the development of the site in accordance with Policies ENV11 and ENV12 of the South Oxfordshire Local Plan 2035.
The development hereby permitted shall be carried out in accordance with the Tree Pit Details required under condition 9 of P15/S2166/RM and approved under P16/S2538/DIS approved 11 May 2017.
Reason: To secure the longevity of the relevant trees in accordance with Policy ENV1 of the adopted South Oxfordshire Local Plan 2035.
That the design specification, glazing and ventilation requirements shall be implemented/installed in accordance with details provided in "Environmental Noise Survey Assessment dated 26/06/2015" prior to the first occupation of the dwellings hereby permitted.
Reason: To ensure satisfactory standards of residential amenity in accordance with Policies ENV11 and ENV12 of the South Oxfordshire Local Plan 2035.
The development hereby permitted shall be carried out in accordance with the hard landscaping details as required under condition 11 of P15/S2166/RM and approved under P16/S2538/DIS on 11 May 2017.
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, DES1, DES2 and DES7 of the South Oxfordshire Local Plan 2035.
