The proposed extension would be situated closer to the canopy of a Lime Tree protected by virtue of a Tree Preservation Order and its location within the Wallingford Conservation Area. The submitted Arboricultural Impact Assessment dated March 2022 shows further indicative pruning will be required. The proposed development would lead to compatibility issues between the building and the protected tree, making it foreseeable that the tree will have to be further pruned or removed in the future. The loss or significant reduction of the protected tree would detract from the character of the local landscape and the conservation area. As such, the development conflicts with Policies ENV1, ENV6 and ENV8 of the South Oxfordshire Local Plan 2035, Policy HA1 of the Wallingford Neighbourhood Plan and advice contained in BS 5837 2012 Trees in Relation to Design, Demolition and Construction.
