Internal alterations. Two storey rear extension to form two new bedrooms and kitchen dining space, and single story front extension to create new porch and enlarged hallway. External insulation to the existing house.
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 095_101 A, 095_102 A, 095_110 A, 095_111 A, 095_112 A, 095_120 A, 095_121 A, 095_122 A, 095_130 A, 095_131 A, 095_001, 095_022, 095_020, 095_021, 095_011, 095_010, 002, 095_012 and 095_002, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the implementation of the relevant part of the works / development hereby approved, photographic samples of the brick cladding to be used for the external walls of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
That the tiles to be used for the external roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s).
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the first occupation of the accommodation hereby approved, the first floor windows in the southwest elevation of the existing dwelling shown to be upgraded shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be fixed shut with the exception of a top hung openable fanlight with a cill height fitted no less than 1.7 metres above finished floor level of the room in which they are inserted and it shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
The solar PV equipment hereby approved should not protrude more than 0.2 metres beyond the plane of the roof slope when measured from the perpendicular with the external surface of the roof slope and should be removed as soon as reasonably practicable when no longer needed.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
