The site lies within the Oxford Green Belt, where there is a general presumption against new development in order to conserve the special and historic character of the city and to preserve the countryside outside it. The dwelling has benefitted from various extensions and development over the years. The proposed development would create a disproportionate addition over and above the size of the original dwelling which would have a greater impact on the openness of the Green Belt than the existing development.  The proposed extension would therefore constitute inappropriate development in the Green Belt which would be contrary to paragraph 147 of the NPPF and policy STRAT6 of the South Oxfordshire Local Plan 2035.
