Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P23/S2985/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 22107.03 A, 22107.S01, 22107.02 and 22107.01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

With the exception of the proposed joinery details for all new windows and doors to be dealt with by way of condition 4 of this consent the works hereby permitted shall only be constructed in the materials and details specified on the plans and supporting documents hereby approved or in materials and details which shall previously have been approved in writing by the Local Planning Authority. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the implementation of the relevant works, full joinery details of all new windows and external doors shall be provided in accordance with detailed sections at 1:20, specifications of their type, design, material and external finish that has been first submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Before any timber or masonry cleaning is carried out, details of the method of cleaning shall be submitted to the Local Planning Authority and a maximum total 1m x 1m test panel(s) undertaken covering both materials. The submitted cleaning method and the test panel must then be agreed in writing with the Local Planning Authority. The works shall thereafter only be carried out in accordance with the approved cleaning details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
