Demolition of existing porch and erection of new porch and utility space. New dormer over kitchen, with internal alterations to ground and first floor, including new ground floor bathroom. Demolition of existing garage and replacement with new granny annexe. New entrance gates. (as amended by plans and additional information received 24 July 2023 to amend dimensions of replacement porch).
Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 22.07-04, 22.07-06, 22.07-01, 22.07-05, 22.07-07, SB7145-MBS-1, SB7145-MBS-2, SB7145-MBS-3, SB7145-MBS-4, SB7145-MBS-5, SB7145-MBS-6, SB7145-MBS-7, SB7145-MBS-8, SB7145-TOPO, 22.07-02C and 22.07-03D, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
All windows and external doors shall be provided in accordance with a detailed specification of their type, design and external finish that has been first submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES, DES2, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.
No development above slab level shall take place until a photographic schedule of all materials to be used in the external construction and finishes of the development hereby permitted has been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2, ENV7 and ENV8 of the South Oxfordshire Local Plan 2035.
