The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: To secure the proper planning of the area in accordance with Development Plan policies.
With exception to the materials referenced in condition 4 of this permission, the exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the first use of the building(s) hereby permitted those parts of the external walls to be rendered shall be rendered and colour-washed in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of conserving the visual appearance and architectural significance of the designated heritage asset in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
The tree protection details as shown on the approved Tree Protection Plan (40-BRE-DRW-TPP) and associated report produced by Tree Frontiers (40-BRE-RPT-AIA), shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the commencement of the development hereby approved, the location, position, orientation, and specification of the proposed enhancement mechanisms proposed for bats and hedgehogs referenced within section 5.3 of the submitted Preliminary Ecological Appraisal dated 25th November 2022 must be submitted to and approved by the local planning authority. Thereafter the development hereby approved shall be implemented strictly in accordance within all the recommendations referenced in section 5.3 of the aforementioned Preliminary Ecological Appraisal. All ecological mitigation and enhancement features shall be delivered on site prior to first use and retained as such thereafter. Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To minimise the impacts of development on Legally Protected Species, in accordance with ENV2 of SOLP Local Plan 2035 and NPPF paragraphs 174 and 180
