The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P24/S1252/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2243-PR-102 Rev A, 02847-S-105 P1, 02847-S-110 P1, 2243-EX-001, 2243-PR-010, 2243-EX-300, 2243-PR-302, 2243-EX-301, 2243-PR-303, 2243-DT-600, 2243-EX-101, 02847-S-100 P2 and 2243-GA-200, and with the details set out within the supporting document 'Stables Frame Condition Survey' unless otherwise agreed in writing with the Local Planning Authority. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the relevant part of the development, the following details shall be first submitted to the Local Planning Authority and approved in writing: a) Specifications for all new or replacement rainwater goods b) Specifications or joinery details as appropriate for all new or altered windows and doors. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2, ENV8, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

The development hereby permitted must be implemented in accordance with the recommendations of Ecology by Design report dated 29 March 2023 by Ben Gardner submitted with the application in all respects. All ecological mitigation and enhancement features must be delivered on site prior to first use and retained as such thereafter. Any variation must be agreed in writing by the Local Planning Authority before such change is made. Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.

The rooflights hereby approved must be set flush with the plane of the roof in which they are to be inserted and shall be conservation rooflights. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2, ENV6, ENV8 and ENV7 of the South Oxfordshire Local Plan 2035.

The new roof tiles hereby approved must be handmade plain clay tiles to match the existing roof unless alternatives are otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies ENV8, DES1, DES2 ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
