Having regard to the size, scale, bulk and design of the proposed replacement dwelling, the proposal would result in an incongruous development within the lane, which would considerably detract from the character and appearance of the area and would fail to preserve or enhance the character and appearance of the conservation area. Thus, it would conflict with Policies DES1, DES2, ENV6 and ENV8 of the South Oxfordshire Local Plan 2035 and the guidance set out in the South Oxfordshire and Vale of White Horse Design Guide 2022.
