Single-storey rear extension, loft conversion including the provision of 4 dormer windows other alterations and outbuilding (alternative scheme to Plan ref: P22/S2950/HH). (As amended and amplified by information received 27 January, 01 February 2023 and 13 February 2023).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, OP1002 Rev A, 2206-PL-PR-1.1-C Rev C, 2206-PL-PR-2.1-C Rev C, 2206-PL-PR-2.3-C Rev C, 2206-PL-PR-2.2-C Rev C, 2206-PL-PR-1.3-C Rev C, 2206-PL-PR-1.2-C Rev C, OP1001, TPP001 Rev A, 2206-PL-PR-1.4-C Rev C, 2206-PL-EX-1.2, 2206-PL-EX-1.4, 2206-PL-EX-1.3 and 2206-PL-EX-1.1-A Rev A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2 and ENV8 of the South Oxfordshire Local Plan 2035.
The tree protection details as shown on the approved plan drwgno TPP001 Rev A shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, DES2 and ENV8 of the South Oxfordshire Local Plan 2035.
A tree of a species, and in a position, to be first agreed in writing with the Local Planning Authority shall be planted to replace the Cyprus that is to be lost on the site. The replacement tree shall be planted no later than the first available planting season following occupation or use of the development hereby approved and thereafter be maintained. In the event that the tree so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree, shall be planted and properly maintained in a position first approved in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings and compensate for loss of a tree on site in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The development hereby approved shall be implemented strictly in accordance with sections 7.2, 8, 9 of the submitted Ecological Impact Assessment ref 22-175-EcIA-CT dated 10 August 2022. For the avoidance of doubt, references made to drawings in the supporting Ecological Impact Assessment shall refer to those drawings, or updates or revisions of those drawings, provided in the list of approved plans under condition 2 of this decision notice.
Reason: To minimise the impacts of development on Legally Protected Species and deliver enhancement mechanisms on site, in accordance with ENV2 and ENV3 of SOLP Local Plan 2035 and NPPF paragraphs 174 and 180.
