The development to which this permission relates must be begun not later than 10 January 2025.

b) Joinery details (or specifications as necessary) for all new windows and doors
c) Mortar specification and pointing method statement for repairs to listed building (brick and flintwork)
d) A schedule of external materials for extension and outbuilding (photograph and written specification)

Thereafter the works shall be carried out strictly in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies DES1, DES2, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
The development hereby approved shall be implemented in accordance with the scheme of ecological mitigation and compensation stated in sections 6.5 to 6.13 of the supporting Bat Emergence and Re-entry Surveys Report (All Ecology Ltd, 19/08/2021). All bat roost compensation and enhancement features shall be provided on site prior to first occupation of the development.
Reason: To minimise the ecological impacts of development, in accordance with Policies ENV2 and ENV3 of the SOLP, and paragraphs 174 and 180 of the NPPF.
