Description
Variation of condition 2 (approved plans) on application P19/S2360/FUL - amendments to roof design to allow for alternative technologies (pv panels) to be installed. (As amended by revised ownership certificate received 28 November 2022).
Amendment to planning permission P17/S4439/FUL for various alterations including change of internal ground floor layout, addition of external doors and windows and addition of first floor.
Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, P2.07 Rev A, P2.08 Rev A, P2.06 Rev A, P2.05 Rev A and P1.03 Rev B accompanying the application and drawing S103 approved under application P19/S2360/FUL except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the planning application forms hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority.
Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policy DES1 and DES2 of the South Oxfordshire Local Plan 2035.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plan(s) shall be inserted in the first floor northern elevations(s) of the development hereby permitted.
Reason: To safeguard the amenities of adjoining occupiers in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
Prior to the first occupation of the development vision splays measuring 2 metres by 2 metres shall be provided to each side of the access and the vision splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.9 metres as measured from carriageway level.
Reason: In the interest of highway safety in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan P1.03 Rev B and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times.
Reason: In the interests of highway safety and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
The dwelling hereby approved shall be constructed and maintained in accordance with the noise mitigation scheme provided in section 7.2 of the Noise Exposure Assessment REF: 13283-NEA-01 DATE: 22/02/2018
Reason: To protect the occupants of the dwelling herby approved from loss of amenity due to noise disturbance and in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
