Description
Works to New Farm (Grade II Listed), comprising remodelling of the western wing including, the demolition of the existing 1980s extension and its replacement with a pavilion style extension connected to the main house and rear elevation through a part single part two storey glazed link; demolition of the existing porch; and internal alterations, including the relocation of the main stair and addition of a new stair down to basement level.
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL.005, PL.006, PL.013, PL.014, PL.003, PL.004, PL.011, PL.012, PL.001, PL.002 and PL.010, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the construction of the development hereby approved above slab level, a photographic schedule of all materials to be used in the construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, ENV1, ENV6, ENV7, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
Prior to the commencement of the development hereby approved full details of the location, position, orientation and specification of the Bat and Bird Boxes and species mix of the proposed hedgerow as set out in Section 6 of the submitted Ecological Impact Assessment shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the biodiversity enhancement and mitigation features shall be implemented in accordance with the approved details and shall be delivered on site prior to first use and retained as such thereafter.
Reason: To ensure that there is a net gain of biodiversity, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
