Alterations to the Grade II Listed building to convert an 8 person HMO to provide one residential dwelling at first floor, with ground floor alterations to the restaurant. (Amendment to previously approved applications P21/S1485/FUL and P21/S1486/LB).(As amended & amplified by information received 28 November 2022).
Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, SMBI SKS01, 20 SMBI EE02, 312 Rev P1, 20 SMBI PE04 Rev F, 2, 4, 19 SMBI EE01 Rev A, 20 SMBI PE03 Rev H, 1a, 1b, 3, 3b, 301 Rev P1, 302 Rev P1, 19 SMBI SL01, 311 Rev P1, 20 SMBI EE03, 20 SMBI PE05 Rev E, 20 SMBI SP01 and 20 SMBI SP02 Rev D, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
All new windows shall be provided in accordance with a detailed specification of their type, design and external finish that has been first submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development and to secure the proper planning of the historic environment in accordance with policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
The materials and details to be used in the construction and finishes of the works hereby permitted shall be those set out on the approved plans and supporting documents unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development and to secure the proper planning of the historic environment in accordance with policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
