That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 22-AO-01 A, 22-AO-02, 22-AO-10 A, 22-AO-11, 22-JA-11, 22-JA-12, 22-AO-03, 22-AO-04 and LOC-001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P23/S0736/DIS, P23/S3066/DIS

Within 3 months of the date of this permission, a biodiversity enhancement plan (BEP) shall be submitted to and approved in writing by the local planning authority. The BEP shall detail a scheme of appropriate biodiversity enhancements (habitat creation e.g. reedbed, erection of bird and bat boxes, etc.) to compensate for the loss of habitat as a result of development. The BEP shall include a management work schedule and prescribe how the habitats and features will be established. The approved BEP shall be implemented as approved within one planting/growing season. This condition shall be partially discharged through the receipt of a letter, within one year of the date of this permission, from the project manager/landscaping contractor/ecologist confirming that the approved BEP has been implemented to date. Thereafter the BEP and management work schedule shall be maintained for a minimum of 30 years. Reason: To compensate for the loss of habitat as a result of development, in accordance with Policies ENV2 and ENV3 of the SOLP, and paragraphs 174 and 180 of the NPPF.
