Conversion and sub-division of vacant public house to two dwellings incorporating single storey extension, reconstructed outbuilding and detached garage and erection of a detached dwelling and carport and formation of new vehicular accesses on Main Street & Deer's Lane (number of new build dwellings reduced from two to one and layout and design of new build dwelling and parking altered as shown on amended plans received 10th February 2023 & as amplified & amended by information received 17 February 2023 and visibility splays and tracking provided on amended site plan received 19th April 2023)
Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 21079-PP0011A, 21079-PP0013, 21079-PE3010B, 21079-PP3010B, 21079-PE0010B, 21079-PE0011, 21079-PP0010C, 21079-PP1030, 21079-PP0012, 505 5266 4, 505 5266 1, 505 5266 5, 21079-PE4010, 21079-PE1010, 505 5266 3, 505 5266 2, 21079 - PP2010 and 21079-PP4010, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. fire and acoustic separation materials and the manner in which they will be installed
b. schedule of external materials
Thereafter the works shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
